Who these terms bind
These terms are an agreement between you and Ekatan Interiors Pvt. Ltd. They apply from the moment you submit an enquiry, sign in to the client portal, or accept a quote.
If you are booking on behalf of someone else — a parent, a spouse, a tenant — you confirm you are authorised to do so, and you are responsible for what is agreed here.
Where a signed work order or contract for your project says something different from these terms, the work order wins for that project. These terms cover everything the work order does not.
What Ekatan does — and what it does not
We do: design your interiors, measure your site, price the work as an itemised quote, manufacture and supply the modular and carpentry elements, and execute the installation through our own team and appointed vendors.
We do not:
- Carry out structural work, or anything that alters a load-bearing element.
- Obtain permissions from your builder, your housing society or any municipal authority. That is yours to arrange, and we will tell you what is needed.
- Act as your architect of record, or certify structural or fire compliance.
- Take responsibility for work done by a contractor you appointed separately, even where it sits alongside ours.
Your account
You sign in to the client portal with your mobile number and a one-time password. That number is your identity with us. Keep the phone secure — anyone holding it can see your quotes and your conversation with your designer.
Tell us straight away if you lose the number or change it, so we can move your account. We may suspend an account we reasonably believe is being used by someone other than you.
Everything you enter must be accurate. A quote built on a wrong flat number or a wrong measurement is a quote for the wrong home.
Estimates, quotes and prices
4.1An estimate is not a quote
Anything you see before a completed site visit — a figure from the portal configurator, a number a designer mentions on a call, a range on this website — is an estimate. It is computed from a floor plan and standard assumptions, and it is not binding on either of us.
4.2What a quote covers
A quote we send you is itemised: every unit is listed with its dimensions, its finish and its price. It prices exactly that scope at exactly those dimensions. Anything not on the list is not in the price.
4.3How long a quote holds
A quote is valid for 30 days from the date we send it. We freeze the rates at that moment, so nothing moves under you while you decide. After it lapses we re-price at current rates, which may be higher or lower.
4.4Taxes and statutory charges
Prices are shown exclusive of GST unless the quote says otherwise; GST is added at the rate in force on the invoice date. If a tax rate or a statutory levy changes between approval and invoicing, the new rate applies.
4.5What can change a price after approval
An approved quote is fixed. These are the only four things that change it, and each one is priced and shown to you before any work follows from it.
- You change the scope — add a unit, change a finish, move a wardrobe.
- The site is not what the drawing showed — a wall is shorter, a beam is where nothing was marked, a ceiling is lower than the plan.
- Something is discovered once work opens up — damp behind a false ceiling, wiring that cannot carry the load.
- A statutory rate changes.
The site visit
The site visit is where estimates become measurements. Our team records wall lengths, ceiling heights, opening positions and service points, and those numbers replace whatever the floor plan implied.
Your first site visit is free. Where a detailed measurement visit is chargeable — we will tell you before you book, and the fee is shown at the time — that fee is adjusted in full against your first invoice if you go ahead with us. If you do not proceed it is not refundable, because the visit has already cost us the time.
Please give us access at the agreed slot, with the flat empty enough to measure. If we cannot get in, or the site is not accessible, a re-visit may be chargeable.
Payments and milestones
Payment is by milestone. The exact split for your project is set out in your work order; a representative schedule looks like this:
| Milestone | Share | Due when |
|---|---|---|
| Booking | 10% | You approve the quote |
| Design freeze | 40% | Final drawings signed off, before production |
| Delivery to site | 40% | Materials reach your flat |
| Handover | 10% | Installation complete, snag list closed |
Online payments are collected through Razorpay. We do not see or store your card or UPI credentials. A receipt and a GST invoice follow each payment.
We move to the next stage once a milestone clears. An overdue payment pauses the work and the schedule shifts by at least the length of the delay. Interest on an overdue amount, if any, is as set out in your work order.
What we need from you
- Access. Site access on working days during the agreed hours, and the keys or entry arrangement our team needs.
- Permissions. Society and builder approvals for work, for material movement and for the service lift, obtained before we begin.
- Utilities. Working power and water at the site. If they are not available, we may bring them in and charge for it.
- A clear site. The area empty of your belongings before work starts. We are not liable for anything left in a work area.
- Decisions on time. Approvals on drawings, finishes and samples within the days set in your work order.
- One point of contact. Instructions from one named person, so we are not working to two different briefs.
Changing the scope
You can change your mind, and it costs what it costs. Every change is issued as a revision to your quote showing the old total, the new total and the difference. Nothing is manufactured or ordered against a change until you approve that revision.
Two limits are worth knowing before you plan around them:
- Once a unit is in production, a change to it is charged at the material and labour already spent, plus the cost of the new work.
- A change after delivery to site may need a fresh manufacturing slot, and the timeline moves accordingly.
Timelines
Your work order carries a target completion date, counted in working days from design freeze — not from the day you approve the quote. Design freeze is when the last drawing is signed off.
The date moves if you delay an approval or a payment, if the site is not available, if a society restriction stops work, or if a material is out of stock at the manufacturer. We will tell you as soon as we know, with a revised date.
We are not liable for delay caused by events outside our reasonable control — natural disaster, strike, civic restriction, a change in law, or a shutdown ordered by an authority.
Materials, finishes and samples
Colour and grain vary between production batches, and between a physical sample and a screen. A small variation between the sample you approved and what is installed is normal in manufacture and is not a defect.
Where a specified material becomes unavailable, we will offer an equivalent of the same grade and price and get your approval before using it.
Renders, mood boards and 3D views communicate intent. They are not photographs of the finished work, and lighting, texture and scale will read differently in your home.
Warranty and after-service
The warranty that applies to your project is stated in your quote and work order, along with what it covers and for how long. It varies with what is being built and which materials and hardware are specified, so it is written where the specification is — not here, where it would be a generalisation about work we have not yet scoped.
Hardware and appliances carry the manufacturer's own warranty. We pass that to you and help you claim on it.
Whatever your warranty says, it will not cover:
- Normal wear, and the fading or ageing of any surface over time.
- Damage from misuse, overloading, impact, or a repair done by someone else.
- Damage from water ingress, seepage or leakage originating outside our work.
- Anything you supplied or a contractor you appointed installed.
- Warping or swelling in a unit exposed to standing water.
Raise a warranty issue in the client portal. We will arrange an inspection promptly and tell you what we will do about it.
Cancellation and refunds
You may cancel at any time, in writing. What you get back depends on how far the work has gone — the detail is in the Refund & Cancellation Policy, and in outline:
| You cancel | What happens |
|---|---|
| Before design freeze | Booking amount refunded, less design work already done |
| After design freeze, before production | Design fee retained; the balance refunded |
| After production begins | Cost of completed and in-progress units retained |
| After delivery to site | No refund on delivered units; you keep them |
Refunds go back to the account you paid from, within 14 working days of us agreeing the amount.
Who owns the drawings
Ours stays ours. Designs, drawings, 3D views, specifications and the pricing behind them remain Ekatan's intellectual property. You get a licence to use them for your own home — you may not pass them to another contractor to execute, or to a competitor to price against.
Yours stays yours. The floor plan and photographs you upload remain yours. You give us permission to use them to design, quote and build your project.
Photography. We would like to photograph the finished work for our portfolio. We will ask first, we will not identify your flat, and you can say no without it affecting anything.
Using the client portal
The portal is for planning your own project. Do not use it to:
- Reach or attempt to reach anyone else's quotes, messages or files.
- Scrape, copy or systematically extract our pricing or catalogue.
- Upload anything unlawful, malicious, or that you do not have the right to share.
- Probe, load-test or interfere with the service.
We may suspend access for any of these, and the portal may be unavailable during maintenance.
What we are not responsible for
Nothing here limits our liability for death or personal injury caused by our negligence, for fraud, or for anything Indian law does not permit us to limit. Subject to that:
- Our total liability for a project is capped at the amount you have paid us for it.
- We are not liable for indirect or consequential loss — lost rent, alternative accommodation, loss of profit or loss of opportunity.
- We are not liable for pre-existing conditions in your flat, or for defects in the building's structure, plumbing or wiring that we did not create.
- We are not liable for the acts of a contractor you appointed.
You agree to cover us against a claim arising from your breach of these terms, or from your not having a permission you told us you had.
Ending the agreement
Either of us may end this agreement if the other commits a material breach and does not fix it within 15 days of being told about it in writing.
We may also end it if payment stays overdue for a prolonged period, if we cannot get site access for a prolonged period, or if a required permission is refused. On termination you pay for the work done and materials committed up to that date, and we hand over the drawings for that work.
Governing law and disputes
These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have exclusive jurisdiction.
Before going to court, please raise it with us — most disputes are a misunderstanding about scope, and we would rather fix it than argue about it. Write to the address below; we will respond within 15 working days. If that does not resolve it, the dispute goes to a single arbitrator under the Arbitration and Conciliation Act, 1996, seated at Bengaluru, conducted in English.
Nothing here takes away your rights as a consumer under the Consumer Protection Act, 2019.
Changes to these terms
We may update these terms. The version in force for your project is the one you accepted when you approved your quote — a later change does not alter a live project unless you agree to it. For new enquiries, the version published here applies.
We will post material changes here with 14 days notice before they take effect.
